Chamberlin Associates has the HVAC system serving your premises inspected quarterly. The inspection includes changing filters and checking that the system is functioning properly. Chamberlin Associates will coordinate the timing of the quarterly inspections as well as any repairs. 

Troubleshooting

Before placing a service call for your HVAC system, please check to be sure that the items listed below are properly set. These items may resolve the situation and save you time and money. If after checking these items the system is still not operating properly within the specified temperature levels, please do not hesitate to call our property management staff. 

Troubleshooting Checklist 

Time Clocks: The time clock is generally located next to the circuit breaker box. It controls the start-up of your system every morning and shut-down every evening according to your hours of operation. Please check the time clock on/off switch to verify its appropriate position.
Thermostats: Be sure the fan, found on the sub-base, is set on "ON" or "AUTO" to allow the system to operate. 

The heating cycle should be set between 68 and 74 degrees for comfort. 

The cooling cycle should be set between 68 and 76 degrees for comfort. 

Never set the cooling cycle below 68 degrees. This will cause the HVAC unit to ice up and shut down.
Circuit Breaker: If the unit won't start, please check the circuit breaker. You must turn the switch to the "OFF" position before re-setting it to the "ON" position. If this problem occurs more than once, please call for service.

By-Pass Timer Operation

If you occasionally work beyond the typical hours of operation, a By-Pass Timer located near each thermostat will by-pass the time clock and permit you to operate the HVAC unit. Turn the timer clockwise to the desired number of hours.
