Vistar Corporation wanted to sell its 52,000 square-foot distribution facility on 14.2 acres, but needed to do a short-term lease back while it relocated its operations. Given the short-term lease and the fact that approximately 11 acres were vacant, this property had limited attraction to the general investor/buyer.
Solution
Chamberlin Associates was able to respond quickly, providing Vistar with the transaction flexibility it required. An all-cash purchase closed in limited time, allowing Vistar to pursue alternative operational solutions.
Result
Chamberlin Associates plans for the site are two-fold. First, the existing building and adjoining yard space are being offered for sale or lease. The larger 7.8-acre vacant parcel will be subdivided, with plans to build free-standing buildings from 8,000 to 15,000 square feet for sale or lease. This well-located site, 1/2 mile south of I-580 at the southeast corner of the Vasco Road and Las Positas Road intersection, will accommodate a variety of uses including retail, office, office/flex and light industrial.
