Southern Wine and Spirits needed a rail-served distribution facility centrally located in the San Francisco Bay Area.

Based on our understanding of the client's business and goals, we proposed a cross-dock building that would allow the client to turn its inventory faster and more frequently. We found a centrally located site and completed a 335,000 square foot turnkey build-to-suit for Southern Wine and Spirits as well as a 350,000 square foot multi-tenant business park. We provided Southern Wine and Spirits with a long-term lease with an option to purchase, and we placed attractive assumable long-term financing on the property.

This facility became Southern Wine and Spirits' flagship Northern Californian distribution facility and has been key to its penetration and growth on the West Coast. Given its strategic importance to its operation, Southern Wine and Spirits purchased this core facility with virtually no down payment so as to control its real estate costs.
