Challenge

We recognized an opportunity to redevelop an underutilized, highly visible 2.7-acre site in the Hacienda Business Park. The site was within one mile of I-580 and I-680 and was located on a well-traveled street with a traffic count of over 20,000 cars per day. Yet it had remained vacant with a 13,000 square foot restaurant for over three years.

Solution

Chamberlin Associates completed a highest and best-use analysis for the site. We focused on creating long-term value and chose to build a high-identity Class A office building targeting an underserved niche of identity-driven small- to mid-size tenants.

Result

Despite a major downturn in the market by the time the project became available, our long-term strategy and identification of a market niche allowed us to lease 50% of the building at above-market rents within several months of building completion.
