Challenge

Chamberlin recognized an opportunity to further expand Gateway Business Park and redevelop an underutilized site adjacent to their 180 Oyster Point project. The 1.9 acre site located on the busy Oyster Point Boulevard presented urban-like construction challenges exacerbated by concurrent construction activities on the adjacent sites to the west and the east. The site work included coordination of environmental hazard remediation and a significant soils off-haul.

Solution

Chamberlin designed the building to maximize the footprint and achieve the allowable 1.0 FAR, while creating an efficient floor plan for life-science users. Maximum exterior landscaping was attained on the podium level designed over a two-level subterranean parking garage that was constructed into the sloped site. With the majority of cars placed underground, much of the southern half of the site could be used for green space that cohesively connected with the adjacent property at 180 Oyster Point. An experienced construction team and smart project planning enabled us to efficiently maneuver around the neighboring construction and successfully complete the project on schedule.

Result

The new building revitalized the streetscape at the prominent intersection of Oyster Point and Veterans Boulevards. The building provided further expansion for an existing tenant and along with the 180 Oyster Point building to the west, provided the initial phases and future Oyster Point entrance to The Science Center at Oyster Point which will continue to grow through the future redevelopment of Gateway Business Park.
